The road to selling your home can be very bumpy. Many factors are involved in getting ready to show your home to prospective buyers. There factors can be tedious and very frustrating, especially when a showing does not go as well as you wanted. The best trick is to not get discouraged. Hang in there. With a little hard work and a small amount of time, your house should sell.

Preparing Your Property for Sale

When preparing your home or lake home for sale, a ready-to-move-in condition is most desirable. Buyers may be discouraged if they know that they have to do a lot of work to a home before they can move in. Here is a list of some of the improvements you should consider.
  • Professional carpet cleaning
  • Replacing bathroom tiles
  • Replacing worn floors
  • Painting
  • Landscaping
  • Tree Trimming
  • Sidewalk Repair
  • Extermination
Appliances - Buyers don't want to have to replace old or outdated appliances. If at all possible, replace them before showing your home.
Title - You should look at your title to make sure that there are no problems (i.e., liens or other encumbrances) and correct them if there are any.
Other Information - You may also want to gather the prior 12 months utility bills, tax bills, a recent appraisal, and a favorite inspection report. these documents may aid in negotiating price with a potential buyer.

House Selling Tips

  • Removing clutter from the home can help the home owner visualize their own belongings in making it feel like it really could be their next home.
  • Kitchens are one of the most important rooms in the house. Don't forget to clean out the drawers as potential homeowners will look in the drawers and cabinets.
  • Closets and storage areas should be well organized & cared for.
  • Repair or replace plumbing fixtures. Make sure faucets don't leak.
  • Fix any leaking in ceilings and and remove water stains after the work has been done.
  • Carpets and flooring should be in good repair. If not either shampoo or replace. Make sure all areas of the home have a ready to move in appearance.
  • Replace all broken or cracked windows.
  • Remove all odors from the home. Sometimes simply leaving windows open for a few days will help improve the air quality. If you smoke in the home consider calling in outside help to remove odor and by all means smoke outdoors.
  • If your home is not landscaped consider buying planers and placing them by the entry of the home and at the mail box. Plant a few shrubs along the exterior and you will greatly improve the welcoming atmosphere.
  • Make sure lawn is mowed and grass is trimmed along sidewalks, this will give the home a well cared for feel.
  • To paint or not to paint. If there is a question it is best to paint the exterior of your home. Make sure you choose a color that will fit well with the rest of the homes in the neighborhood.
  • If the house is not in need of repainting consider giving the entry doors a fresh coat.
  • Make sure interior and exterior doors are sparkling clean this is the first and last impression your home will have on the potential new homeowner.
  • When it comes time to show the home to potential home buyers make sure to keep the house neat. The phone will ring and you'll be asked to leave the home at a seconds notice. Have some ideas on where to go or keep a list of errands at hand.
  • Always leave the home when it is shown. This gives the buyer the freedom to explore and imagine themselves living your home.
